1. Booking Requirements

• Guests must be at least 25 years old to make a reservation.
• A valid government-issued ID and payment method are required.
• Full payment and a signed rental agreement may be required prior to check-in.

2. Cancellations & Refunds

Cancellation policies vary by property and will be outlined at the time of booking. Refunds are not guaranteed for cancellations made outside the designated cancellation window. Travel insurance is strongly recommended. Hurricane / weather refunds apply only when the National Weather Service issues a mandatory evacuation of the Florida Keys under a Tropical Storm/Hurricane Warning.

• Any unused portion of rent from a guest currently registered who leaves early.
• Any unused portion of rent from a guest who shortens their stay and arrives after the warning is lifted.
• Any advance deposits for reservations scheduled to arrive during the Hurricane Warning period.

3. Check-In / Check-Out

• Standard check-in time: 4:00 PM | Check-out time: 10:00 AM
• Early check-in or late check-out may be available upon request and subject to availability and additional fees.

4. House Rules

• No parties or events unless explicitly approved in writing.
• No smoking inside the home.
• No pets allowed unless otherwise stated in the listing or agreed upon in writing.
• Only registered guests may occupy the property.

5. Damages & Security Deposit

• Guests are responsible for any damage caused during their stay.
• A security deposit may be required and will be returned after inspection of the property.
• Excessive cleaning, unauthorized guests, or violations of house rules may result in additional charges.

6. Limitation of Liability

Oasis Vacation Rentals is not responsible for personal injuries, accidents, or loss of personal property during your stay; weather events, power outages, or other circumstances beyond our control (except as noted in the hurricane policy); or errors or omissions in property listings or descriptions.

7. Website Use

All content on OasisFloridaKeys.com is the property of Oasis Vacation Rentals. You may not copy, reproduce, or distribute any material without prior written consent. Use of the website must comply with all applicable laws and regulations.

9. Modifications

We reserve the right to update these Terms & Conditions at any time. The latest version will always be posted on our website with the updated effective date.
